LOCATION

The location designated for construction by this project is situated in the broader central area of Vrnjačka Banja. Cadastral parcel No. 3033/1, Cadastre Municipality Vrnjačka Banja, falls within the General Urban Plan of Vrnjačka Banja. The land use designation is directly derived from the General Regulation Plan of Vrnjačka Banja, including the compatibility provisions. Cadastral parcel No. 3033/1, Cadastre Municipality Vrnjačka Banja, is located in the zone of MIXED USE “M”. As there is no direct access to the public surface, it is also treated as a planned purpose of PUBLIC TRAFFIC SURFACE. The implementation and realization/application of the plan involve the development of an urban project.

The location (2939m2) is situated on Pribački put Street. The construction involves one freestanding building for collective housing with a ground floor, first floor, and attic (Pr+1+Pk) consisting of eight residential units, as well as seven row houses with a ground floor and first floor (Pr+1) consisting of two residential units each (total of 14 residential units). The collective housing building is designed with nine parking spaces, including one space for people with disabilities, as well as an internal car-pedestrian access. For the row houses, an internal car-pedestrian access road is also planned, along with one parking space for each residential unit (in front of each building), totaling 14 parking spaces. All planned buildings on the parcel are intended as new construction since the subject parcel has not been developed.

The subject parcel has the necessary surface area, width, and shape to accommodate the construction of the intended buildings in accordance with construction regulations and technical standards. The parcel is oriented from west to east, with Cadastral Parcel No. 3033/4, Cadastre Municipality Vrnjačka Banja (owned by the investor), located on its eastern side, providing an exit to the public area, specifically the area designated for traffic.

On the designated parcel where the construction of the buildings is planned, it is stipulated by general construction rules that a passage of minimum width 2.5m must be ensured for access into the depth of the parcel beside the buildings. The width of the private passage for parcels without direct access to a public road is required to be a minimum of 3.0m. In this case, access to the public road is provided through Cadastral Parcel No. 3033/4, Cadastre Municipality Vrnjačka Banja, with a width of 4.0m onto the asphalt road Pribački put.

On the eastern side, Cadastral Parcel No. 3033/1, Cadastre Municipality Vrnjačka Banja, is adjacent to Cadastral Parcel No. 3033/4, Cadastre Municipality Vrnjačka Banja, for a length of 4.30m, providing an exit to the public area (access); and to Cadastral Parcel No. 3033/2, Cadastre Municipality Vrnjačka Banja, for a length of 14.02m + 15.86m = 29.88m.

On the southern side, Cadastral Parcel No. 3033/1, Cadastre Municipality Vrnjačka Banja, is adjacent to Cadastral Parcel No. 3038, Cadastre Municipality Vrnjačka Banja, for a length of 11.85m + 24.00m + 17.84m + 10.77m + 34.50m = 98.96m.

On the western side, Cadastral Parcel No. 3033/1, Cadastre Municipality Vrnjačka Banja, is adjacent to Cadastral Parcel No. 3226/4, Cadastre Municipality Vrnjačka Banja, for a length of 5.93m + 12.56m = 18.49m. The neighboring parcel has a building with a ground floor and first floor (P+1).

On the northern side, Cadastral Parcel No. 3033/1, Cadastre Municipality Vrnjačka Banja, is adjacent to Cadastral Parcel No. 3032, Cadastre Municipality Vrnjačka Banja, for a length of 8.44m + 38.03m + 22.48m + 11.80m + 30.53m = 111.28m.
